Our experienced staff is headed by founder and Senior Mortgage Loan Officer,  Danielle Wendeburg. Liberty Mortgage has been a thriving business since 1998 when Danielle planted its original seeds in the form of a home business. Since then, she has cultivated Liberty into the bustling, 6600 square foot private mortgage lender it has become today. As the company has grown, she has been joined by an entourage of highly experienced real estate professionals. Documentation

Applying for a mortgage? We require access to important documentation like proof of your identity, address and income.

Property Information

We require homebuyers to identify the property you want to purchase. Often, this is marked “to be determined” until you settle on a property.

Income & Assets

We will inquire about your income and assets to determine whether you qualify for a loan. This information includes your savings and checking accounts, retirement funds, and any investments.

Debts

We will figure your debt to income ratio to help determine your qualification for a mortgage loan.

VA Loans

Veteran Affairs home mortgages are provided for eligible military personnel. Find out if you are eligible for a VA loan.

Miscellaneous

Ensure that the loan approval process goes smoothly by having miscellaneous documentation readily available for your mortgage loan officer, such as your social security number, photo id and proof of address.

How Our Loan Process Works

1. Pre-Qualification

The first step to acquiring a property loan involves supplying us with information about your finances. From there, we can give you advice on how much you can generally expect to receive as a potential mortgage loan.

2. Application

Once you have an idea of your loan amount, you can now start filling out applications to receive the loan needed to secure your chosen property. We will help you fill out your personal and financial information as accurately and thoroughly as possible, as well as guide you through what documentation you will need to include with the application form. At this point, we will also go over loan estimate forms, which will lay out the specifics of your home loan, as well as expenses for closing the mortgage deal and the down payment.

3. Processing

Once you have an executed contract for the home you have chosen, you will sign our loan documents which can be emailed or signed face to face in our office and then your loan will be submitted to underwriting.

4. Underwriting

The purpose of underwriters is to give the final word of approval for your submitted application and documentation. They will let us know whether you need to provide more information before you can be approved for your loan.

5. Mortgage Insurance

Mortgage insurance is meant to provide certain protections to lenders if you are ever forced to default. Certain loan types or if your down payment is under 20 percent of the amount you’re receiving, will require you to secure mortgage insurance.

6. Pre-Closing

Once the clear to close has been issued or certain benchmarks reached, the closing disclosure will be ordered to start the mandatory three-day waiting period. During that time, the final numbers will be issued by the title company closer and our office. When all items have been satisfied and cleared, and the final CD has been approved, you will secure the funds to close by wire or cashier’s check and be ready to close on your new home.

7. Closing

Closing officially marks the end of home loaning.  All that’s left is to officially move in!
